Selling as-is sounds simpler than it is. You skip the repairs and hand the problem to the buyer - that part's true. What doesn't get said is that buyers price in the unknown, and they almost always guess higher than the actual repair cost. So the discount you take is often bigger than the repair bill would have been.
That said, as-is can make real sense - if the property needs more than cosmetic work, the timeline doesn't allow for renovation, or carrying costs outweigh what you'd recover.
The honest question in Denver isn't whether you want to do the work. It's whether what you'd leave on the table is more or less than what the work would cost.
